A net-zero technology campus centred on AI-enabled data centres, supported by green energy, infrastructure and training facilities.

It offers existing grid capacity, infrastructure and proximity to renewable energy, enabling large-scale development without the need for greenfield land.

A high-performance facility designed to support advanced computing including artificial intelligence, requiring significant processing power, cooling and energy supply.

The project will seek Planning Permission in Principle, supported by a full Environmental Impact Assessment covering environment, transport, ecology, noise, water and climate.

There will be a programme of community consultation, including public events and opportunities to provide feedback on the proposals. Engagement will continue with local stakeholders and community groups as the project develops, ensuring views are considered and, where appropriate, reflected in the design.

Subject to consent, construction is expected to begin in 2027, with phased delivery through to full operation in 2035.

All potential impacts are being assessed through the EIA process, with mitigation embedded into the design to avoid, reduce or manage effects responsibly. The campus is designed to operate as a net-zero technology campus, powered by a diverse mix of renewable and low-carbon energy sources, including wind, solar, biomass and hydrogen. The Campus will operate on a zero-water consumption model, unlike other data centres.

The project will deliver construction employment, long-term operational jobs, apprenticeships, skills development and supply chain opportunities for local businesses, as well as a substantial community benefit fund.
