Building Digital Infrastructure Differently
Our vision is to create a net zero technology campus that combines the infrastructure required by the digital economy with renewable energy, responsible development and long-term regional benefit.
CX Technology Campus has been designed around four principles.
Digital Infrastructure
The campus would provide large-scale data-centre infrastructure capable of supporting artificial intelligence, high-performance computing, data processing and cloud services.
Planning Permission in Principle is being sought for up to 162,000 sqm of data-centre floorspace across eight buildings, providing approximately 1GW of potential capacity when the campus is fully developed.
The development would be delivered in phases, allowing infrastructure and capacity to grow in response to operator requirements and market demand.
Energy and Resilience
Reliable and resilient energy infrastructure is fundamental to the development.
The energy strategy prioritises renewable electricity generated locally and regionally, supported by the infrastructure required to provide resilience and continuity of supply.
The Chapelcross location provides a strong foundation for that approach, combining established grid infrastructure with significant renewable generation in the surrounding area.
The campus is also being designed with the flexibility to respond to changes in energy technology and infrastructure over its lifetime.
Community and Regional Growth
CX Technology Campus represents a significant opportunity for Dumfries and Galloway.
The project has the potential to support employment during construction and operation, generate opportunities throughout the regional supply chain and strengthen pathways into careers in technology, engineering, construction and energy.
CX Tech Limited’s approach to Community Wealth Building is intended to help ensure that the benefits of investment extend beyond the boundaries of the campus.

- A dedicated on-site training centre
A community benefit fund
Net zero Development
CX Technology Campus is being developed to operate as a net zero technology campus.
The development will be designed, constructed and operated in alignment with the UK Green Building Council framework.
Operational emissions will be minimised through renewable energy and high-efficiency design.
The wider environmental effects of the proposals have also been assessed through the Environmental Impact Assessment process, with mitigation incorporated into the developing design where required.
